What the data means for your listing

1. Price against more than one source

Greenville's published rent figures run from a $1,425 median (CLS CRE) to a $1,695 average (Zillow), and Zumper puts single-family homes around $1,850. These are different measures, not mistakes. Compare your unit with listings of the same type and size instead of a single citywide number.

2. Every vacant day has a cost

A simple estimate of lost rent per vacant day is monthly rent ÷ 30. At the $1,500–$1,700 averages above, that's roughly $50–$57 a day. This is our arithmetic from the cited figures, not a published statistic. Use your own rent to calculate it.

3. Expect more competition from accidental landlords

Nationally, Zillow found that 2.3% of rental listings were recently for-sale homes, close to the 2.4% record from November 2022, and 3.4% for single-family homes. The share is highest in softer markets (Zillow Research). Greenville's for-sale market is softening, with active listings up 18.9% and 24.6% of listings cut in price (Realtor.com). That pattern suggests more former for-sale homes are coming onto the rental market here, but no one has measured it locally. Clear photos, complete facts, and fast replies help your listing stand out.

4. Answer the questions every prospect asks before they ask

Put rent, deposit, application fee, availability date, pet policy, parking, laundry, utilities, lease term, and screening criteria in the listing. Missing facts lead to back-and-forth messages and slower tours.

Fair-housing-safe wording

Short-term rentals in the City of Greenville

Rentals of less than 30 days are allowed only in certain zones and require a permit, a business license, and accommodations tax. No more than 25% of the units in a multifamily building may be short-term rentals (City of Greenville). AirDNA counted 1,935 active short-term listings in September 2026 (+14% YoY), with 62% occupancy and a $153 average daily rate (AirDNA).
