Terms of Service

These terms cover your use of LeaseBlitz, a brand of 305 Ventures LLC, Greenville, South Carolina ("we", "us"). By using the site, requesting a kit, or buying a plan, you agree to them. Questions: jon@agently.bot.

What LeaseBlitz does

You send us a rental listing (a link or the details). We create a leasing kit: a rental description, social posts, a short video script, flyer copy, tenant FAQ answers, email and SMS reply templates, and an automated fair-housing keyword check. A first draft is generated with AI, then it goes through automated quality checks and is emailed to you, usually within 1 business day.

Your responsibilities

• Send only listings you have the right to market, with accurate information.
• Review every kit before you use it. Fill in anything marked [CONFIRM], and correct anything that's wrong.
• You are responsible for your advertising and for following fair-housing and other laws that apply to you.

Fair-housing check: not legal advice

Kits are written to describe the property, not the ideal tenant, and include an automated fair-housing check. That check is a keyword lint that flags common risky phrases. It does not catch everything, it does not guarantee compliance, and it is not legal advice. Nothing LeaseBlitz provides is legal advice. For legal questions, talk to a qualified attorney.

Plans and payment

• Free first kit: one per customer, no card required.
• Single Kit ($19): one leasing kit for one property.
• Starter ($49/month): up to 10 kits per month. Pro ($149/month): up to 50 kits per month. Revisions on request. Unused kits don't roll over to the next month.
• Payments are processed by Stripe. Subscriptions renew automatically each month until you cancel.

Cancelling a subscription

You can cancel anytime by emailing jon@agently.bot. Cancellation stops future charges. Your plan stays active until the end of the period you already paid for, and we don't give partial-month refunds.

Refunds

The Single Kit is non-refundable once your kit has been delivered. If your kit is undelivered, for example because we couldn't get the listing details we needed, you can ask for a full refund.

Your content

You keep ownership of your listing information. You give us permission to use it to create and deliver your kit. Once delivered, you may use the kit content for your own rental marketing.

Acceptable use

Don't use LeaseBlitz to create discriminatory, misleading, or unlawful advertising, to spam, or to interfere with the service. We may refuse or stop service for misuse.

No warranty and limits on liability

LeaseBlitz is provided "as is". We work hard to make kits accurate, but we don't guarantee results such as filling a vacancy by a certain date. To the extent the law allows, our total liability for any claim is limited to the amount you paid us in the 3 months before the claim.

Governing law

These terms are governed by the laws of the State of South Carolina.

Changes

We may update these terms. If we do, we'll change the date at the top of this page. Continuing to use LeaseBlitz after a change means you accept the new terms.
